An iconic Times Square building is largely empty.

One Times Square was once the home of The New York Times, and today is the site of the annual New Year’s Eve ball drop. But while that iconic sphere and LED billboards keep the exterior lit throughout the year, the building’s 22 floors are dark. A three-story Walgreens on the ground floor is the only tenant, and the brand recently signed a lease at the Bow-Tie building two blocks away, making its future occupancy plans uncertain.

The property is one of the most valuable advertising locations in the world. The facade alone generates an estimated $23 million in revenue, meaning that even without tenants, the property turns a profit for its owner, Jamestown.

But it’s struggled to attract tenants, a problem that predates the pandemic. In 2017, Jamestown submitted a proposalto Manhattan Community Board 5 to update the building, including creating a Times Square museum with an observation deck. There …

We all know why you have retention problems. It is because the private sector pays multiples what we would be able to pay people and while pay certainly isn't the only thing that motivates folks it certainly can contribute to a lack of retention of some of this high-end talent. It used to be the case you know not too long ago that the brightest minds in Silicon Valley were working on cyber and munitions and lasers. The Department of Defense was the most important customer and often the most important investor and now I'm concerned that the brightest minds in America are working on likes and shares and memes and other activities that don't directly connect to the mission of the department and so I think it's essentially critical for us to follow the thread that Ranking Member Rogers laid out to actually develop more of that pipeline earlier.
